Our property owners’ association exists to maintain our infrastructure so that we can enjoy our private getaways in this beautiful setting with relative safety and ease. A good deal of this task, is to maintain a level of security, our well water system, internal roads and more. We accomplished these ends through our elected board of directors, our full-time employees, our contractors, our committees and volunteers. Cascade River Community Club (CRCC) is a registered corporation. You’ll also hear us refer to the park as Cascade River Park (CRP).
Membership
By your purchase of a lot in Cascade River Park, you become a member of the Cascade River Community Club. You remain a member as long as you own your lot(s).
Prospective residents – those considering living full time within the Park – should carefully investigate County building codes and other codes and ordinances to legally establish a dwelling. After April 2018 anyone taking up residence (of more than 180 days per year) within the Park must do so in a structure that meets habitable residency requirements of Skagit County. Also, the consequences of living remotely, off-grid and not supported by a municipality for many services should be carefully considered. Our Board of Directors and the BARC committee, is tasked with reviewing plans of all structures, fences, sheds (and metal containers), yurts, or similar which our members intend to place on their lots within the Park – considering setbacks and easements, water lines and any in-ground utilities. In addition, there is a limitation to the number of RVs one can have on a lot. Last but not least, make yourself familiar with CRCC covenants, bylaws and policies, and inquire about obtaining a water purveyor permit. The Washington State Department of Health authorizes the Park to issue a certain number of water purveyor permits based on the capacity of the water system (source, distribution, and storage). Lot owners planning to build a permanent residence must first obtain a water purveyor permit from the Park and then submit this to the county Planning and Development Services Department as a required step to obtain a building permit.
There are 452 lots in CRP of relatively small size such that lot owners’ treatment of their lots affects the experience and property values of their neighbors as well as the overall appearance of the park.
With this in mind, and understanding that the practice of harvesting trees can rapidly degrade the forested appearance of the park, CRCC had adopted a policy to limit tree cutting and to limit non-native ground cover (such as gravel) on private lots. With increased development occurring, environmental awareness is ever more critical. It is a fundamental essential to minimize the scarring effect of lots with fewer trees, lost native foliage and ground cover. Diligence in observing these matters by both members and our management team will help conserve our beautiful setting for all of us.
Board Meetings
Regular Monthly Board Meetings are no longer held the third Saturday of each month, but have been reassigned to four times a year in a quarterly set up, also including an Annual meeting set mid June, held at either Marblemount Hall or the Inspire Church in Marblemount – look for the venue announcement.
Annual Membership Meeting
Held the second Saturday of June at 2:00 p.m. See social media, webpage and in a Mailchimp-email for the specific place and time announcements.
December Regular Meeting and Holiday Potluck
The tradition of an annual holiday potluck held during or following the December monthly board meeting, was suspended during Covid19 – as restrictions lift, we hope to re-establish this fun gathering. The meeting date is subject to change due to when holidays fall, but look for notices on fb, webpage and MailChimp.
Annual Barbecue
An Annual BBQ, sponsored by the Park, is held on the Sunday of Labor Day weekend. A main dish is cooked over our large pit-fire, with members contributing their favorite potluck dishes, and a wonderful time is had by all. The event is held at the Park’s central picnic grounds.
