Efforts continue to diagnose and repair leaks in our water system in preparation for the replacement project.

After determining the majority of the water being lost in division 1 from the concrete tank is occurring on E Cascade Drive, the decision has been made to replace the aging asbestos/concrete 4 inch line. Continuing to band-aid this section of pipe is no longer an option.

The plan during the minimum of 2 week long replacement project when the concrete tank is off is to supply the entire Park from the wooden tank in division 3. While testing the feasibility of this plan another major leak was detected and fixed in division 3. We are still losing water from “Woody” so those leak(s) need to be patched before beginning the replacement project in division 1.

During the period of time everyone is getting their water from Woody everyone must do their utmost to conserve water usage because we will not have the capability to refill the tank. A genuine opportunity to pull together as a community!

A reminder: the entire Park remains under a boil water order until further notice. The board wants everyone to be as safe as possible!

Whatcom Excavation has been doing a fantastic job performing these repairs. The crew actually cares about how the Park is doing, really!

Obviously much coordination and preparation must happen before the projects begin. Owners will be given ample warning to prepare but must realize temporary water outages are still a possibility as leak repairs are underway.

Springtime is here in the park! A few reminders now that our busy season is here, and many family and friends will be visiting. Let’s make it safe and enjoyable for everyone.

Please inform your guests of the park Rules and information below.

The office is open Tuesday-Saturday 11am-3pm, Keys and lot modifications can be picked up during these times. Office Staff include Angela and Nicole. Our caretakers are John and Will. The Site Manager is Pixie.

Please have your guests sign into the guest book. Always lock gates.

If you plan on burning, please log it into the burn book located near the sign by the office.

Remember to follow the Campfire Rules, have the proper fire pit, keep debris and branches away from your fire. Always have a garden hose near your fire. Do not leave your fire unattended. Make sure your fire is completely out. Look at the main sign at the front gate for a Burn ban.

If you are cleaning your lot and want the caretakers to pick up the debris, separate the leaves from branches, and place it on the shoulder of the road. Do not put out treated wood and make sure there are no nails or metal in your piles. If you leave it at the road they will come and get it. Or you are welcome to drop it off at the burn pit.

The Garbage cans are moving from the office back by the big park soon. We have limited garbage space, so please do not put more than one garbage bag a week. Do not put furniture, mattresses, appliances, batteries, or construction debris of any type in the garbage can. The Sauk Transfer station is on Highway 20 in Concrete, open Thursday-Sunday 9am-5pm for items other than regular garbage.

The Bears will be coming out soon. Please make sure your garbage is in a good, strong closed container. Do not leave food outside. Or garbage bags outside.

The speed limit is 15 mph or less. Please abide by the speed limit, we have children playing throughout the park. Many members like to walk their dogs, we want everyone safe. We have a dust problem in the summer. It is not pleasant to have a large dust cloud in your cabin. Your quads and motorcycles are welcome. If you want to drive them faster than 15mph, you must go outside of the park to ride them. Please lower your speed if you are creating a lot of dust.

For the camping lots in Division 3. The Honey bucket will be here soon and located In Division 3 on W. Cascade Way off High Ridge.

Reminder that only one car over the big bridge at a time at 5mph. No vehicles or load over 5 tons on the big bridge. If your vendor or you have a heavier load, you must use the gate in division 3 instead of crossing the big bridge.

Your Dogs must be on a leash in the park common areas. Please clean up their poo poo.

Quiet time is 10pm to 7am.

Please stay in the park common areas when hiking or walking. Remind your guests that they can access the river at the big park, by the back gate, Horse’s head, and East end of Diablo. Please do not walk onto private property.

Water is especially a concern this Season, if you have a leak tell us immediately and shut down your water. Please conserve your water. If you need to fill a hot tub, speak to the caretakers prior to filling it, so they can plan accordingly. Do not let your water run for long periods of time. Look for notices for repairs happening in the park. Do not enter a closed road as equipment may be in use.

The big park can be reserved for parties of events, see the office to reserve it.

Don’t forget we always need volunteers; the Board of Directors will be bringing those opportunities to the membership soon. Thank you, in advance for your participation.

Major water loss is occurring from the concrete storage tank in division 1 and to a lesser degree from the wooden tank in division 3. Efforts last week were put into installing water flow meters in division 1 so it could be determined where the largest water loss is occurring.

We now know the major loss in division 1 is somewhere between the “roundabout” junction of E Cascade and Mountain Loop and 630 feet east (upriver) on E Cascade.

Next Steps Happening This Week

This week, additional water flow meters will be installed in division 2 or 3 to isolate the major source of leaks from the wooden tank. Once the leaks in division 2 or 3 have been repaired, work will begin to install a new main water line section on E Cascade.

This order of events is necessary because during the estimated 2 weeks to replace the line in division 1 almost the entire Park will be using the wooden tank to get their water.

Because of the size of the leaks occurring, we are in an emergency situation regarding water distribution until further notice and the boil water notice is still in effect.

As operations are underway, water will be shut down at various time during the day in some areas of the Park. Pixie will give advance notice as much as possible.

Please rest assured the people and companies working to resolve this emergency are highly qualified and motivated to perform the necessary work in a safe, legal, and expeditious manner. If you have any questions, please email the board of directors.

David Mireault from the Board of Directors will be available to provide information on the water system Saturday, April 20, 2024 at 3 p.m .

The conversation will take place at Day Creek Bridge. This meeting is open to all members but specifically addresses the concerns of residences of the area between Day creek and the intersection of E Cascade Rd. and Lookout Mtn Loop – the block of E Cascade Drive, in Division One.
